Know which projects are really moving, and when to show up.
BreakGround IQ follows commercial construction projects from early planning to a finished site: demolition, grading, vertical construction and completion, and who's behind each one. Built for teams that sell into construction.
- 20,000+ projects tracked, starting in Southern California
- Seven stages, first signal to finished site
- Who's involved developer, architect, GC
A lead list tells you a project exists. Not whether it's moving.
If you sell into construction, timing is the sale. Most project lists are a snapshot of paperwork, and they go stale before you make the call.
Approved isn't started
Plenty of approved projects sit for months or years, and some never break ground. A list can't tell you which ones are actually underway.
Too early or too late
Pitch roofing during grading and you're forgotten. Call after framing and the package is already bought. You need to know the stage, this month.
The people change by stage
The developer and architect matter early; the GC and trades matter once dirt moves. Lists name the players. They don't tell you when each one matters.

Know when your window opens
Each timeline follows the same seven stages, with dates for each. Multi-building sites are reported phase by phase, so Building 1 can be finished while Building 2 is still grading.
- 01
First signal
The first sign that a project exists.
- Typically involved
- Developer or owner, architect
- Your opportunity

- Your opportunity
- Bid lists are forming: GCs and key trades are being lined up.
- 03

- Your opportunity
- Demolition, abatement, hauling and recycling, fencing and temporary site services.

Grading & site work
Earthwork, building pads and underground utilities. Work is real, but nothing is rising yet.

- Typically involved
- General contractor, interiors and finish trades, tenant or owner
- Your opportunity
- Finishes, fixtures, racking, low-voltage, furniture and tenant improvements.
- 07
Site complete
The whole lot is done: paving, striping, landscaping.
- Typically involved
- Paving and landscape contractors, owner or property manager
- Your opportunity
- Paving, landscaping and signage, then service and maintenance contracts for the life of the building.

The whole timeline, not a single alert
BreakGround IQ is built on our own models and data. Here is what that means for you.
Activity, not paperwork
Approvals and filings say a project could start. We follow when work actually starts, moves to the next stage and finishes.
First signal to finished site
A timeline across demolition, grading, vertical construction, the building and the whole site, each with a start and finish date.
Parties by stage
Developer or owner, architect and general contractor, tied to the stages they're involved in.
Phases on multi-building sites
Building 1 finished while Building 2 is still grading? The timeline reports each building as its own phase.
Starting in Southern California
20,000+ projects tracked so far, with a monthly list of what's active now in the areas you choose. More regions are coming, with nationwide coverage the plan.

Building the data layer for construction, starting in Southern California
BreakGround IQ is an early-stage company building our own models and data on how commercial projects move from early planning to finished site, and which ones get there. It is early: we're opening a pilot with companies that sell into construction. If you invest in construction technology, property technology or data businesses, we'd like to talk.
